Trio of easements on commissioner's agenda

The future of a trio of significant Routt County Ranches will be on the agenda tonight when the Routt County Board of Commissioners is expected to vote on three purchase of development rights proposals.  If approved, conservation easements would be placed on portions of the ranches, protecting them from future development. 

When landowners donate a conservation easement, the land is permanently protected from development.

There are significant tax breaks associated with the move, depending on the details of the easement. 

County Commissioner Doug Monger said ranchers in Routt County are often land rich and cash poor.  Conservation easements such as those being leveraged by PDR monies generate cash to help them remain in operation.  But it's the…

Edgemont closes first high end condo for $2.1 million

The Atira Group and Edgemont jumped the gun on their New Year's party this week and celebrated the first closing in the newly completed 40-unit luxury condominium project.

The developers originally had told their contracted buyers the building perched above the resort village on the Stampede ski trail at Steamboat Ski Area would be complete by February.  More recently, owners were advised they could prepare to close on their purchase by mid-January. 

However, the first closing at Edgemont took place Dec. 21 with the purchase of a three-bedroom condominium by the Chris M. Kurzweil Trust for $2.1 million.

By Christmas Eve, Edgemont had closed its sixth sale of the week, bringing the dollar total to more than $12.98 million.

New Walk of Olympians in Steamboat Springs

The creation of the Walk of Olympians, a series of 18-by-18 inch bronze plaques to be placed along the Yampa Street sidewalk to honor the 80-plus Olympic athletes who grew up in Steamboat Springs, live here now, or were members of the Steamboat Springs Winter Sports Club.

Jon Wade Broker/Owner at Colorado Group Realty and Board of Director member at the Steamboat Springs Chamber Resort Association said the bronze plaques are going to be placed along the sidewalk that runs along Yampa Street behind The Olympian and Howelsen Place developments.  The bronze plaques will include two images of each athlete - a portrait and action shot.  The plaques also will include the events and years of each athlete's Olympic appearances and plaque sponsor's name.  The…

Sundance Post Office: New Postal Plan

Retail postal service will end January 15 at the Sundance post office, and negotiations are under way to keep P.O. boxes there after March 15.

The U.S. Postal Service's lease at Sundance at Fish Creek branch was scheduled to end this month, but Postal Service spokesman Al DeSaarro said that an extension will allow shipping and retail services to continue at the south-side branch early next year.  Steamboat Springs Postmaster Tim O'Brien said after Jan. 15, four Sundance employees will move to the downtown branch, where retail services will be consolidated.

Short Sale Buying Guide

Short sale: When a lender agrees to accept a mortgage payoff amount less than what is owed to facilitate a sale of the property by a financially distressed owner, it's called a short sale.  The lender forgives the remaining balance of the loan. 

Buying a home in a short sale can be a hassle, so why should you consider it?  Mainly, it boils down to the bottom line.  You will get the property for a substantial discount.  Since the lender is eager to continue to get paid back for the money it loaned out - it may also offer favorable financing terms. 

Since the seller plays an active role in the short sale process, you will have their cooperation (and most likely won't need to evict them upon taking possession of the home.)  This is not always the case…

Nesting is the new flipping, in real estate

If flippers were the poster children of the real estate boom, then nesters are becoming the icons of the new housing market.

"We saw a nesting reaction after 9/11, but we're seeing a stronger nesting reaction now," said Bob Peterson, president of ABD Design/Build in Fort Collins, CO.  People who have the money are fixing up what they have."

A proportionally bigger share of the home construction dollar --20% more during the first three quarters of 2009 compared with the same period last year -- now goes to the home improvements, according the US Census Bureau.  In October, remodeling spending increased 8.7% compared with September to an annualized rate of $114 billion.

Proposed Bill: FHA Taxpayer Protection Act of 2009

The Federal Housing Administration mortgage insurance program is a critical part of the American housing fabric and had never been more important than it is in today's market, National Association of Realtors President Vicki Cox Golder told a congressional panel yesterday.

Testifying before the House Committee on Financial Services, Golder urged Congress and the administration to tread lightly before making changes to a program that has a profound impact on economic recovery and serves the nation's families.

US Olympic Qualifier in Steamboat

U.S. Freestyle and Nordic combined athletes will get a one shot, winner-takes-all chance at making the 2010 US Olympic Team as the U.S. Olympic Committee (USOC) and U.S. Ski and Snowboard Association (USSA) host the 2010 U.S. Olympic Trials in Steamboat Springs December 23-24.  A total of five U.S. Olympic Team shots in moguls, aerials and Nordic combined will be up for grabs on those two days in Steamboat-Ski Town, U.S.A. 

Scheduled to air on NBC at 2:30 pm ET on December 26, the 2010 U.S. Olympic Trials event, which complements the season-long selection process for the remainder of the Team, offers athletes a direct ticket to the Games should they be skilled enough to win against a field of the nation's best.

One Steamboat Place logs $15.25 million in 1st round of closings

Steamboat Springs - The Steamboat Springs real estate market received a qualified boost when the first 13 condominium sales closed at One Steamboat Place for a combined $15.25 million.

This week's closings included 10 residence club sales totaling $4.45 million and three whole ownership sales that combined for $10.8 million.  The most expensive was a penthouse condominium that sold for $4.2 million, according to the records at the Routt County Assessor's Office.  One Steamboat Place is expected to close 100 transactions within 30 days.
